Okan Tower rises at 555 North Miami Avenue in the heart of Downtown Miami, minutes from Bayfront Park, the Adrienne Arsht Center, Kaseya Center, Brickell, and the cultural and dining venues of the urban core. Architecture & design

The 70-story, roughly 902-foot tower was designed by Miami's Behar Font & Partners under Robert Behar, whose grandmother was born in Istanbul — a personal link to the developer's Turkish roots. The building's silhouette is inspired by the tulip, Turkey's national flower and the home base of Okan Group, with a gently rippling glass façade rising to a curved apex. It is among the tallest buildings south of New York and a defining new element of the Downtown skyline.

Residences & finishes

Okan Tower is organized into three ownership tiers. Hilton-managed condo-hotel residences (roughly floors 36–50) range from studios to two-bedrooms (about 445–1,250 sq ft) and can be placed into Hilton's rental program. Owner-only Sky Residences (floors 51–70) span one- to three-bedrooms plus four duplex penthouses (about 695–2,190 sq ft), with 10-plus-foot ceilings, upscale Italian cabinetry, and Sub-Zero and Wolf appliances. Both tiers use dedicated high-speed elevators.

Amenities & lifestyle

Amenities are anchored by one of the world's tallest rooftop pools, set within the building's curved crown, alongside a wine lounge, spa, resort-style pool, and fitness center. A 316-key Hilton hotel occupies lower floors, delivering five-star hospitality services to residents, while roughly 64,000 square feet of Class A office space rounds out the mixed-use program.

Price, payment plan & delivery

Hilton-managed condo-hotel residences start from approximately $318,500 (high $300Ks), making them among Downtown's more attainable new-construction options with built-in rental income. Sky Residences start in the $500Ks–$700K range (one-bedrooms $550K–$800K), with two-bedrooms from about $1.2 million, three-bedrooms from about $1.9 million, and duplex penthouses from around $1.9 million. A staged pre-construction deposit schedule applies (confirm specifics at contract). Construction reached level ~48 by March 2026, a $200 million construction loan was secured in January 2026, and delivery is targeted for 2027.
