About Edgewater

Edgewater is Miami's bayfront in fast-forward. A narrow ribbon of land pressed between Biscayne Bay and Biscayne Boulevard, just north of Downtown, it has spent the last decade transforming from a quiet, low-rise strip into one of the city's most active luxury high-rise corridors. The appeal is simple and durable: direct bay frontage, open water views, and new construction — all at pricing that has historically sat a notch below Brickell and well below Miami Beach.

Geographically, Edgewater is a connector. Downtown Miami is a ten-minute drive to the south, the Miami Design District and Wynwood are minutes to the west and north, and Miami International Airport is about seven to eight miles away — roughly fifteen to twenty minutes by car. Unlike Brickell, Edgewater has no Metromover or Metrorail station of its own, so it is more car-oriented; Brightline's regional trains depart from MiamiCentral a few miles south. And like most of the bayfront mainland, it faces calm water rather than surf — the ocean beaches of Miami Beach are a short causeway drive away.

What Edgewater lacks in transit it makes up for in livability at the water's edge. Margaret Pace Park is the neighborhood's anchor: a bayfront green space with tennis and basketball courts, a dog park, and a playground, linked to the residential towers by a growing Baywalk promenade. For dining, shopping, and culture, residents spill into adjacent neighborhoods — the Design District for luxury retail and art, Wynwood for galleries and nightlife, and Midtown for everyday essentials like Target and Trader Joe's. It is a calmer, more residential counterpoint to Brickell's density, without sacrificing proximity to Miami's cultural core.

For international buyers, Edgewater's pitch is bayfront new construction with room to negotiate. It has been one of Miami's busiest delivery corridors, which means broad selection and, in 2026, real buyer leverage on the resale market. Rental demand is healthy given the location; long-term leasing is the dependable strategy, while any short-term rental plan should be checked against building rules and City of Miami zoning.

The "prices are softening" narrative belongs to smaller, older, or entry-level stock competing against a wave of new supply; the bayfront luxury product is at or near record pricing and moving quickly.
